30x40 rental Plan for Review

Appreciate if you can review the plan for rental construction on 30x40 East facing site (not an corner site)
Its B khatta property and 20 feet road.

1. How can i make bathroom size to 4ft minimum.
2. Is there any better plan effectively using the space ventilation prospective
3. 1-BHK bathroom duct will pass through corridor, any way to avoid ?

You might need space for Utility & Pooja room also.

Hi TRadha,
please consider following changes:
1) avoid toilet/bathroom door facing the living area
2) Provision for dining area - in 2bhk plan - it is very important
3) One balcony for utility/drying area to be shown in plan

Few questions:
what is there in GF and Second Floor?
is this for personal or rental?
