Hello my dear architects,
I purchased two 30X58 sites next to each other east facing. So total site is 60X58. Now I need your opinion. What do I need to construct in that plot?
1. A huge duplex house with 3000 tp 4000 sft built up.
2. Two individual duplex houses on each plot.
3. 2/3 BHK houses on each flooor (G + 1 + 2 = total 6 houses)
4. Small size apartment with pent house.
The area is still developing. There are few houses already constructed. Electricity and water is readily available. It is 2 KM from ITPL. So I am hoping to convert it to rental property. My plot is very next to skylark greens villa project. You can see the location in google maps. Plot comes under BBMP limits.
Give me your best suggestion.

THe question should really be to yourself. If you asked 10 people you will get 10 different answers. It is like asking the group - "how should I spend my money", what do you expect to hear back from them?

I am pretty clear that I want it to be rental property. So I am asking for expert (architects) opinion here. What kind of construction will fetch me more rent etc.
If I wanted it for self - then I wouldn't have asked this question here.

Hi java guy,
If rent is your main motto then a very simple logic works "more the units - more the rent" ie if you built a 2bhk and in the same area two 1bhk you get more rent in the second option.But you cannot expect a decent tenants.If you want to balance between the rent and building decency i would suggest a 3 units per floor in a small apartment concept will fetch you more rent.
You should also understand that more rents you target ,more the investment required on building.
