Constructed G+3 House in Mandnayakhalli, Can share my experience
Hi,
Let me thank the forum for useful information people share, which is used by many people (including me) who constructed my house.
I was not in India, my father managed to construct the building as labor contract.
I have attached the plan and actual photos for your reference. Since I am here, and seen the complete building, it is worth sharing our experience to other. Below are the highlights of construction.
1. The layout (panchayat Khatta) is behind TCI petrol pump , on Tumkur Road
2. Constructed G+3 in 30x40 feet plot facing south
3. We managed the material purchased, and all the work was done as labor contract. Luckly we had very good, contractor, young, energetic as he was in growing stage in career.
4. Used M-sand for whole construction, and used solid concrete blocks. Cement was birla, steel was JSW
5. Electrical fittings used is Legrand
6. Piping was CPVC Astral,

What's the height of building and for plastering what did u use

Our height is around 50 ft. We used plastering M-sand

1) Cement
2) River sand/ M-sand
3) Steel

Below is pointwise reply.
1. Cement: You should check in your area of construction, as it will ease logistics. We managed from Hassrraghatta cross from Laxmi traders.
2. M-Sand: Besto mining company. We purchased from them directly, they are professional. There office is there in MG road.
3. Steel: reply same as sl. no. 1
4. Jelly: various sources, as many agents at site and delivered
5. Blocks: do not have good reference.

Concrete M sand : 34k per 30 ton inclusive all tax. Full load they will deliver free
Plastering sand: 48k per 30 ton.

Thanks for sharing your experience with photograph.
I need following info :
1. Cladding : Have you used stone , granite or laminated wood/tiles or all of them. If so please share the source and cost.
2. Electrical - Have you provided single conduit or multiple conduit. My electrician provided single conduit and goofed up whole electricity network. I have sacked him and more vigilant now.
3. Please share the name your good and energetic good civil contractor. Because it is very very difficult to get good civil contractor.
