I am following this site from past two months. This is my first post.
Recently(An year back) i owned an site of size 20*33(B-Khata) in Andrahalli.
I have paid tax till date,I have EC from 2008 to till now.
I am planning for construction in this site. I have idea of constrcuting G+1.
My budget is 20-23 Lakhs.
Can anyone suggest the steps to be followed legally & builders details.

I got an quotation of construction cost of 1400 Rs/- per sqft. Wheather i can gohead. What are all details i should get more. Can anyone suggest please.

Dear Mani
Just getting a quote with an xyz amount/sq.ft is incomplete. Along with the quote, collect the detailed break up of the quote.
Few of the points to be considered are listed as below.
1) The list of material to be used along with the Specific brand/model/specification details....etc & their estimated price (say for Cement, Steel, Wood, Bricks, Tiles, Electrical Accessories, Plumbing...etc).
2) Detailed list of labor works carried out as per this Quote.
3) In case of change in your requirement from the contractor mentioned specification, absorbing the differential amounts.
4) what are the works covered in this amount and what will be charged extra outside this quoted price.
5) In case of mistakes during the construction, who takes care of the mistakes(Rework cost)
6) What are your responsibilities and similarly from the other side.
7) In case of difference of opinion in the work execution between you and the contractor, what is the arbitration mechanism....etc.
8) Mode of payment and the frequency.
9) what is the percentage of the amount you need to hold for the construction warranty period( at least 1 year like 5% or 10% of the total construction
cost and the frequency and mode of disbursement...etc.)
10) In case of deficiency of service like cheap quality work, stopping construction work for XYZ reasons without prior notice...etc. penalty clauses.
11) In case of cost fluctuation for the raw materials, how to absorb the differential amount.

Also get similar quote from at least another 2-3 contractors and make their background check by visiting their previous construction sites and get an opinion from those owners. Then take a call.

If you could share the quatation it would be appropriate for the user's to guide you. Since it is very important to understand what is included in 1400/Sq ft. As per the current market a complete material contract should cost you b/w 1550- 1750/Sq ft.
