Can someone help me in reviewing the cost estimation sheet attached along with floor plans.
Overall build up area will come to 2100sqft. one studio room in stilt floor and BR with staircase head room in third floor is also included but not shown in plan.

I reviewed the quote and it comes close to 2 lakhs/square which is on a higher side.
Some of my observations:
Reference rate for western closets (toilets) is not given. Just a note to a basic model is given. WC can range from 5,000 to 100,000.
If i were you, i would not go for Hindware or Parryware sanitary fixtures except for WC's. Jaquar is the way to go. They give 7 years warranty. Insist on a real bill to claim warranty.
Insist on an underground sump tank of 8,000 litres. Quote refers to 6,000 litres
1000 litres of overhead tank capacity is short i feel. Go for 2,000 litres. Insist on triple layered sintex or equivalent brand.
For terrace and balcony railing, ask for guage specification.
Staircase - wooden handrail - no reference to what type of wood is going to be used.
SS Sink - no reference to which brand of sink to be supplied. Nirali, Neelkanth, Franke are good.
Basic rate for granite flooring for internal staircase is somewhat low. You will not get very good quality granite for that price except Sadahalli. Insist on leather finish for internal staircase. From my experience, Leather finish on Chikkuphal granite variety looks stunning.
Basic rate of 45/sq.ft for anti-skid bathroom floor tiles is somewhat low. Go for atleast 60-65/sq.ft. Avoid heavy patterns and groove related tiles as they attract lot of dirt and consequently mould.
Basic rate of 60/sq.ft for vitrified flooring - there will be very limited options at that price, plain vanilla ones is what you will get. Again, it depends on your taste.
Avoid FRP shutters for bathroom doors. You are better off with wood veneer for the shutters with anti-mould coating on the upper and bottom portion of the doors.
For the Puja door - no wood specification is given
For the windows - you would need the MS-Grills. There is no pricing for it. Also budget for the mosquito net for all the windows. Typically you would need mosquito net for 1 panel of a 3 panel window. Mosquito net are typically a powder coated aluminium door type frame with SS Mesh.
Since your terrace will be exposed to sun and consequently your top floor will be hottest during summer, you have to decide whether you need tile flooring for the entire terrace to atleast reduce the surface temperature by 4-5 degrees. Other option is during roof construction itself, i have seen some people using inverted clay tiles before the cement pouring.
There is no pricing for the MS-step ladder to the overhead tank.
Insist on 1.5 inch conduits for electrical cables in the ceiling. Contractor usually puts 1 inch conduits.
Insist on atleast 250 electrical points.

Another quick question on here is my plot (600sqft) is min. 3ft lower from ground level. So how much additional cost required to increase the height during earth excavation compared to a plot which is normal at ground level.
