Hello,

Could you please review the plan which is for a site of 40x45 for my brother. We are planning to start construction soon.

Also, Do you think 7 feet is enough for parking a car?

7 feet width for car parking is not sufficient though most cars are within 6 feet width. You will find it difficult to park the car inside and take it out. You may increase it by another 2 feet if possible.
I see no space for ventilator / window in common bathroom of 2 bedroom house since it is not near an external wall or duct.

1) 2 bhx house - I would recomend to remove the wall between hall and pooja.If you push the puja a big ahead then u can have a store room behind the puja room.I would also advise u to have a utility below the staircase.

2) 4 feet width of toilet is not sufficient go for atleast 5 feet.

3)You need atleast 16 feet for car parking so better to have staircase and parking in front with 3 feet offset (not 7ft)rather than moving staircase to back as thsiwill give you more space inside the housealong with provisions for both stairs and parking.

1. 4' width for bathroom is very small where after plastering and tile work it comes to 3'9". If you are planning for own house I wont recommend this.
2. Think of placing Pooja room towards north face. This will enhance the space availability or you might add Store/Utility near Kitchen.
3. 7' car parking is big joke where you cannot park even small car properly or in future you might pay hefty amount to remove Car dents. As mentioned earlier think of 16'.
4. Toilet should have fresh air which is clearly missing in Common toilet. Personally I wont prefer that even for renting purpose. Why dont you plan for 2 attached toilets?

Hi Sri,

Please find some suggestions.

1. Ventilation is must for toilet and if you don't want to remove that, the only option to have light at least is to have glass ventilator between two bathrooms. But, air circulation will be a problem. Other option is to make one bigger bathroom with common doors for both bathrooms (if you like).
2. 4' width is not sufficient for bath room. Since the bath room length is 6', please check where the commode/wash basin/shower will come as per vastu (If you are considering).
3. 7' width is not sufficient for car parking.
4. If you are planning for wardrobes in bedrooms, please identify the area now itself and see if you are getting enough place to place the cot. Because, wardrobe need 2' depth.
5. Three sides of the house, you have left only 2' space. What is your plan for washing area and drying area for cloths. It's a very basic need.
6. As advised by Ravindra, placing pooja towards North is a good option and the space infornt of pooja room now can be utilised for store room.

hello friends,

We made some more changes based on the feedback and planning to construct a house on the ground floor. Could you please review these please.

Am meeting the contractor for pre-final discussions. is there anything i need to keep in mind? He is quoting 1600 Per Sq/ft. I wanted to also check that - Whenever a contractor quotes that much figure - does it also include Foundation, Staircases - if so, what do you think of the quote.

also, For Options for Windows - What are the types of wood that one can use other than teak? Whats the next best to teak?
Also, Is Rs. 60/Sq.ft sufficient for vitrified tiles?

4 feet for puja and toilet is extremely less so make it atleast 5 feet.For the puja make it 5*5 and this will five you a store in the back of the puja.In addition to that remove the wall between the kitchen and dining which will give u more open space.

Always have the common toilet bigger than the attached toilet.

Thanks for the review, i really appreciate it. I am not really good at imagining spaces at all.

Do you think 15x18 feet for a car park is too big or it wastes lot of space. Do i need to reduce it.

Can you comment of the sizes of rooms including kitchen and hall & dining. i showed this to a friend, He tells me, The rooms & HALL are very big - Do you think that, i can squeeze in a kids room somewhere? if i reduce the carpark area?

Am told by my contractor he shall give me Window sizes (4 feet x 3 feet) for the rooms. Do you think this is sufficient?
