Request to review the quotation received for the duplex house on 40x60 site with approx 3000sq ft build up area. this also include 20% Over head charges for Architect and Contractor.

I beleive you can negotiate with him for atleast 5 lakhs less(if not more) as it looks like he is doing the complete house work including gate , compound , sump , parapet , surki etc.

thanks ausraja for your inputs, will talk to Architect to reduce some of his charges.
you are correct , he is doing complete work.. hope all the rates for items listed are in line with market price.

Can you also attach the plan of which you are building and tell us the location where you are building.This helps in considering the factors of technical complexity and location constraints.In addition to that the give item wise rates in square meter to confuse people rather than giving it in square feet(cant easily figure out the diff).
1)Which company steel and cement is he using ?
2)Why is he using UPVC windows for this rate he has quoted ? for this rate he can provide wooden windows(Red sal) , please note that there is no substitute for wood which is proven over ages and all this plastic cant be relied upon.
3)granite on stairs will be slippery
4)Elevation charges are extra but how much ?
5)Sump of 6000 is less make it 8000 lts.
6)flagging cost around the building is not mentioned
7)chapdi work infront of gate is not mentioned.

Quotation for 3000 sq ft is working out @Rs 2325.67 / Sq ft. At this cost, one could do a very high end construction... But for the quoted materials, Rs. 1600 - 1700 / Sq ft is good enough. This is based on my recent experience of discussion with my architect.

very correctly said by sarbda, for the quoted quality and quantity it should be around Rs 1600/ per sq/ft. . One more thing, the quoted quantity of tiles laying is about 200 sq/mtr which comes about 2000 sq/ft, then how is that floor area is 3000 sq/ft?

I will double check with Architect again. it could be because of living area being double height and also he has included parking area.

It is on higher side. Current market rate is 1600 to 1800 Rs/Sft for similar construction and varies slightly based on specification. Try negotiating atleast 10% on the quoted amount.
