Plan suggestions for 30x50 North facing site

Hi,

Please find below the proposed plan for my house in Kadugodi area near Hoodi.

I am planning for G+2. It is a 30x50 N facing site. The attached plan is for the first floor (same for 2nd too). The GF plan is being finalized.

Set backs are 3 and 2.5 ft on either side. 6 ft on front and 4.5 on rear side.

Your suggestions are welcome.

1. Balcony, bathroom & Utility space are covering the entire backside setback area (this might be opposed by neighbor).
2. Bathroom size need to be relooked as 4.0-4.2" would be small.
3. What about window position in Master room as it looks like complete wardrobe in western wall.
4. There is No common toilet

I have taken this liberty as there is a park behind this wall from the neighbouring layout. If I get any objection I will have to reduce the size to limit to my plot

Since this is a small plot, in order to accommodate 3 bed rooms we had to make this compromise. Else we have to reduce the bed room sizes which are already small.

In western wall the smaller portion is the window position, which I have tried to show as a corner window. The rest is ward robe.
4. There is No common toilet
This is a conscious decision. We did not want to have a common toilet and wanted dedicated toilet for each of the bed rooms.

The plan appears more towards box type approach, my suggestion is club the Dinning and living together along the north side. Keep the kitchen seems to be vastu fit no issues , you dont have place for pooja room. Master bed position is vastu fit. place a bed room in current dinning place.
You need to change the living room space are and can you introduce a step from Dinning to Living it helps to increase space appearance.

The Dining and Living are kept separate intentionally. The Living would double up as Home Theater room once I close the doors leading to Dining and NW Bed Room. The Kitchen would be an open kitchen, so it would add to a feeling of having a larger space as it would be contiguous with Dining area.

I agree that the plan looks box-like and less appealing. But with the constraints of Vaasthu and requirement of having 3 Bed rooms along with 3 Toilets, this is the best we could come up with. Any suggestions to make it more livelier are welcome.

I have thought about introducing some curved walls or at least making some cuts in the edges of the walls to create some element of interest in the plan. But I am afraid it is against Vaasthu.

I have made some modifications using Visio software and here is the modified plan.

I have added furniture, cup-boards and doors/windows to get a clearer idea of the finished products. Set backs are South 1', West 2', East 3' 6" and North 6'

Hoping to hear from critics... :-)

Hi Venky,
Some of my observations on the first look.
1.Living room TV position is not suitable since there is a door behind it - How do you intend to run wires and fix the LED tv to wall? though you have large room furniture placement is gone wrong
2.Dinning table is completely blocking the balcony window and door,though you have 14'3"x9'3" room, dinning table couldn't be located properly with all 4 chair can be used .
3.Why do you need a sofa in dinning area ?
4.Kitchen planning is perfect with the max counter length achieved and utility with center door.
5.Dress area for master toilet is of no use with out wardrobe / store facility in it.The space available on either side of dress entry door is not sufficient for placing any wardrobe .
6.Entry in to master bedroom balcony is lost ,touching the bed on one side to wall is real compromise on aesthetics
7. Common area wash basin is are real obstacle for moving in and out of bedrooms.
8.Toilets of 4'x9' is good enough area wise but not proportion wise ,you should make it 5'x8' for more comfortable usage .

Note -- Above comments are my personal views based on my assumed requirements ,it may vary for your requirements . so please be cautious while you take any ones suggestions .

Please note my inline responses.

[venky] I will be using this room for Home Theater. So there would not be a TV here. But I will have a Projector/Screen/AVR/Speakers etc. I am planning to have sliding doors for making the room sound proof

[venky] I am planning to have a compact dining table with two chairs as indicated in the plan. Opposite to the chairs, I want to place a fixed sofa/bench with cushion abutting the balcony wall. Do let me know if this idea is not feasible in a width of 9' 6"

[venky] I want to place a Dewan here. Since the software did not have provision for Dewan, I showed sofa.

[venky] Wifey insists that she wants to use the Dress area for having a cloth stand to dump the used clothes.

[venky] I know that this place has some aesthetics issues. Can you suggest how to improve the same. I am very much interested to have a Balcony in that position as it overlooks a BDA Park. So no compromise on that count. What else can I do, given the space constraints?

[venky] This is a good suggestion. I will remove it and place it in the Dining balcony
8.Toilets of 4'x9' is good enough area wise but not proportion wise ,you should make it 5'x8' for more comfortable usage .
{venky] I wish I had the extra space to accommodate wider toilets. But it is simply not there. I want to have a recessed window (where the window will be placed 1.5 ft inside the wall - I will build a U shaped wall and place the 2' ft window in the center of it.) Adjacent to this, I want to create a niche for drawing the Plumbing lines and conceal them to be flush with the West side wall. So effectively the 2 Toilets become 4'x7' internally.
Praveen, I value your suggestions, as an experienced Architect. So do let me know, if I am going overboard or unrealistic at times.

Guys,

Here is the latest revision for my house plan. Do you think this is better than the earlier plan?

This plan is developed keeping in mind the view of the Park on the South side that can be exploited from the Dining hall. Also some of the bed rooms have bigger size.

The only down side for this is that the Kitchen comes before the Dining. But since it is separated from Living, I felt it was OK.
