how many floor approvals for 1000,sqft

Hi all,

I have 20x30,duplex house in ombr layout.
This house is second from the main road.
The 1st is a small 400,sft empty site. We are thinking of demolishing this 10,year old house and construct commercial by taking the small site for JD.

I want to know if we can get G+3 and a cellar approval by merging both the sites.
The Road in front is 50 feet.
