I'm planning to construct in my 30x40 site. I want a 3bhk house for my family and also want to try if I can build another house to give on rent. Below are some options in my mind.
1. Build a duplex and and have another house over it at a later point of time. Need to plan for additional parking space in the GF and external staircase.
2. Construct basement exclusively for parking and then construct living spaces in GF + 1F and 2F
3. Build one house, a duplex, with parking space in the ground floor and forget abt extra floor.
Let me know your comments/suggestions about 1 and 2 - if they are feasible at at all.

You can have cellar cum small 2BHK with an external stair case & 2 to 3 Car Parking in the GF and a duplex in the first & 2nd Floor. You may be exceeding the FAR but, I think it comes good and you can have a decent house.

your requirements are clean, you can go for 3 bhk in a duplex floor .
Further the option of building an additional floor in future can be worked out but then the charm of an individual home will be lost by 20 -30%.
If you look at designer home ,future expansions should be planned very carefully.The elevation should be planned accordingly.slope roofs, curves etc cannot be done.
The other factor is parking,with 2car parking you loose lot space in ground floor.
Basement is a better option with cost involved in it.

Thanks Praveen and MNRS for your responses. Will keep the forum posted on what I'll decide. I'm not planning to start constructing atleast until a few months from now.
