Hi,
I changed the design : To have ground floor for complete parking. Will build First floor (2 BHK home) + Second Floor ( one bedroom two units) + Third and fourth floor duplex home.
Any idea on placing the external staircase ? I am not that satisfied to place it in the front setback area (it covers almost 30% of the front elevation of the building). Planning to cover the staircase, thus some portion of the front building will be covered.
Has someone in the forum as designed/built external staircase in a unique way, please let me know.
Any ideas will help me. I have yet to receive the designs from architect (but he is suggesting staircase in the front side of the building).

Such plan without lift provision will not work in reality.

kiran, total dimension of the site is 1500 sq.ft. East facing.
32 feet towards road, 36 feet at the back x 45 feet.

Hi Pooja,

Is your plot having BBMP A khata? Then only the question comes about having the working plan approved.
I assume your site is having A Khata, so you start construction after getting the approved plan. I too followed the guidelines given in the forum for the plan approval. Thanks a lot to all the folks. Do not go to any broker for the plan approval. Go and meet someone in the BBMP office. It will be easier.

I started my house construction a month back after I got the approved plan. Initially I was also planning to construct G+1 and then later to construct duplex in 2nd and 3rd floors. But I decided to get the full plan approved for all the 3 floors because the following points I mentioned in the below.

In case if you are planning to construct G+1 now and then to apply for plan for remaining floors later, you will have the below issues.
1) When you go for plan extension, the BBMP engineer will come and check for the existing G+1 constructed house and if there are any deviations they will ask you to correct the deviation. If you are not ready to correct the deviation then you have to give them the unofficial charges or it may be much harder also.
2) If you are going for a loan, then bank people also will ask you in the similar manner
3) The present approved plan would be valid for 2 years. so if you take the approval for all the floors now, then after 18 months you can apply to extend the plan validity with some minor official BBMP fee (according to a BBMP helper, this fee may not be more than 10000).

so based on these thoughts I applied the plan for all the G+3 floors. Presently it is being funded by the bank. My idea is to complete the structure first then based on the money left I am planning to do the finish or take some extra funds from friends or well wishers. I am hoping that the Almighty will help me in completing my construction smoothly. All the best to you as well

just for your reference :
stilt floor plan(ground)........for complete parking
first floor: 2 bedroom home ( rental purpose)
second floor: one bedroom 2 units (2 homes for rental purpose)
Third and fourth floor: Duplex home (own use)

your inputs are highly appreciated.
