House construction in 30x40 Site

Few suggestion about the ground floor plan, by having steps projecting to living room you are going to give away that area. it also reduces overall feel of living area being bit large. pls see if you can push it back towards Kitchen so that it will be plain wide area across living room

my house construction is in coffee board layout, Hebbal Kempapura. i have given item rate contract to Architect and Engineer from same firm

Thank you very much for your suggestion. Small clarification, are you suggesting to move the living area towards Kitchen. In that case where to place the Kitchen ?
Also, please suggest if it is wise to make the Dining area double height ( open above) so that first and second floor are connected. How are your Architect and Engineer ?. Can I have their details.

sorry if my commenct did't made sense, attached is screen shot from my plan. please check how the steps are pushed in to kitchen rather projecting our in to dining hall
if it was projectd or extended to dining it would have taken space from dining and also would affect the movement withing Dining hall

Sir, House construction in Bangalore, can be very expensive if we go buy traditional means of construction. The building material cost, contractor follow ups, missing deadlines, politics of Sand, Bricks, adding two side plaster, ensuring quality and durability; all these processes are very cumbersome procedures. The quotes which I have seen here is very expensive and labour intensive.

We work in similar construction field, and years of experience suggests us that we need to apply new improved technology for our old traditional problems. Constructing home is not an easy task. There are numerous DISADVANTAGES OF BRICK MASONRY wall.
1- It is time consuming, requires Cement, Clay Brick, contains harmful Asbestos, and water and energy to curing process
2- 10ftx10ft wall construction takes 2 full week, including labour time, curing, and availability and other uncertainty due to contractors schedule
3- Brick walls are non insulating. The indoor temperature keeps fluctuating, keeping discomfort.
4- In Brick Wall construction, Air Conditioning cost is high due to indoor temperature variations, costs more on Energy Bills during summers
5- Brick wall with painted surfaces internally, carries harmful volatile organic compounds (VOC) and Asbestos (even in AAC blocks) that keeps getting released in our indoor environment, causing lung or Skin cancer related diseases.
6- Lot of site debris and chemical waste during the construction

These are established facts.

Sir,

All bedroom at 2nd floor may not be very idea. The study room can be shifted to 2nd floor and one bedroom with attached bathroom in first floor itself.
My feedback is its difficult for aged family members (parents) to use the bedroom at second floor as they need to use the staircase.
If possible you think of converting pooja room as attached bathroom in first floor and pooja room can be shifted to utility space.

Probably by this time ,your house construction might have much progress.I am planning to start the construction of my house .

May use your best practices and lessons learnt if any

currently below are my queries
1) Are u decided for bricks or concrete blocks ?
2)For Sump ,have you decided for rcc or brick based ?

I understand your plan is of approx 3000+ sqft ..what is the capacity of sump have you planned?

Hello newbie81,

Due to some unavoidable reasons I had to defer my home construction. However, I hope to start the same in about 2 months time from now. I have scheduled drilling of bore well this week . I would share my experiences once construction starts.

I did some home work and have decided to go for concrete blocks keeping in mind that these are space efficient ( It was suggested to me to go for 6" blocks for external walls and 4" blocks for internal walls) . I have decided to go for reputed brands like APCO.

About sump, I am yet to decide.
