Feedback on estimates for g+duplex house

Dear All,

I joined this forum recently and its a great place to know all the information about construction/materials. Thanks to all the members and moderators for having such a forum which would help newbies like me.

I am planning to construct my dream house in RR Nagar on a plot size of 1500 sqft, i got the plan(G+2 floor, small room in terrace) done from the architect. Based on the plan, the builder has provided me the estimates. The construction area is around 3500 sq feet (35 squares). The estimates provided includes both labour and material. I am looking forward for your valuable feedback/input on the enclosed initial estimates provided by my builder. I am also enclosing the plan along with the estimates.

In the estimates electrical & plumbing are not in detail and steel estimates seem to be high. Need experts opinion on this. Would help me a lot to know if the pricing mentioned in the estimates are right.

Materials chosen
* Red bricks
* Main and puja doors/frames teak, internal doors, frames and windows are of Sal
* Vitrified tiles (though i asked for granite, he has provided the quotes for vitrified and i have to pay the extra amount for granite)

Hi Anil,

Look at the contractor rates of OHT, he quote's 52000rs, for 4000lts, ((Rs 5.50/lt but contractor quotes Rs13 ) max will be 25000 for thriple layer Ganga Cavery tanks.
and as usual plumbing is will be extra so, check it out what he meant by that.

Better go for item wise contract.

Anil can i also ask u one question ?which steel he is using (44K/ton can be only local) ? also which cement (320 rs cant be big brand)? would this mean that at the end he wont be charging anything extra ?

Also I would suggest to pay cash for 50% of the total cost and save VAT and Service tax.
