Construction of G+3 ,
Friends,
I am about to start my house construction.
I am following this group since may 2013 , and found lot of informations very usefull while designing my house.
Specially regading the permission.
But i got it done through agents(of course it took money but work done quickly).
Will try to post step by step my experience (with contractor & of course with officials).
I wish this will helps the members who wish to build their house.

Well even iam in same boat, to start G +3 on my 30×40, searching for architec for my plan,, lot of confusion , plz keep updating ur each and every step.

Approached 2 architech 's there fee is more than our indian president salary, they wil shave us without using any cream, be very cautious before committing, especially ARCHI, my suggestions is better visit few building of recent construction, fix a rough plan , then give our requirements to design a plan , pay his fee and say goodbye to ARCHI, plan wil be executed by experienced civil eng,(plan should have all drawings like electric, plumbing, furniture, etc)
CAUTION:plz check past experience, qualifi, , registered with archi council before proceeding.

I finished Bore well wed morning(IST 11.40 AM) , at 670 feet, good yield of water as per geologist.(will post his name & ph no)
Would like to upload my house plan (30X40 , east ) for benefits of members(some are about to start) who can utilise and modify as per their requirement.
Tried couple of time but unable to load ,any one please suggest me how to load the file which is in .pdf form.
I am about to finalise contract with contractor( who in turn my brother's friend) , will post the detail once finalised.
Suggestion: For bore well permission you can ask the bore well people , they will arrange the permission for a fees of around 5K.(my contractor did this).
INFO / SUGGESTION Request: Would like to go Aerated blocks(gone through some websites , thanks to this forum), costly but environment friendly . If anyone tried please share their experience or members who already finished/about to finish /start their house construction please advise about the type of block/brick used. Thanks in advance.

Whomever architects, enquired so far they say for 30 x 40, or even 60 x 40 site, one can go for only G+2,
and NEVER G+3. Some say maximum of 3 kitchens for any site.
Even if one were to leave fully Ground floor for car-park and build only 1st, 2nd and 3rd, it will
not match with FAR of the site. So BDA/BBMP rules say, maximum of 3 kitchens or FAR ratio, whichever is met first.

I know that on a 30 x 40 site, you can get approval for Stilt + GF + FF + SF with one kitchen on each floor. Maximum FAR is 1.75 i.e. you can have built up area of around 194 sqm. Setback of 8% on the three sides and 12% on the front which is around 1 m on the sides and 1.47m in the front approx.
