Constructing a house in 40X30 sq feet plot -Newbie Need HELP

Hi Guys,

I have decided to build a house on my 1200 sq ft plot. Having no experience in civil constructions, be it architecture or planning, can some one help me list out what kind of planning shall i go for, do's and dont's, how shall i approach an architect or a contractor, what are the things to keep in mind? Any pointers will be of great help here...and i hope for people like me who have plans to construct a house...

Hi Anjan,
All the best with your construction.
Couple of pointers which is very important would be
 Requirements of your house what you need e.g. House for rent/Individual living etc.
 Budget for your construction
 Plan approvals
 Time availability
Some contractors offer turnkey solutions so you no need to go to architect as their cost cover all of the above points with contractor be sure about material selections
Going to architect is good as you would have some arbitrator within you and your contractor and they would provide all the necessary guidance.
Above all if you are ready to spend 10-12 % cost of construction extra you should go with architect or else a good contractor can save your money.

Also initially you need to come up with a requirement of what you want to build and how much you can spend and whether you want to go for a labour only or a full contract. If you already know a trusted person who builds houses it is good else you will need to search and find a good one once you have your plans etc. I am also in this same process except i started a month or two ago. Hope this helps.
