Option for internal stairs to second floor

I have a sketch for a G+2 house. G+1 is for my (owner) use. 2nd floor is for rental purposes. There is internal staircase from Gto 1st. External staircase is there for G to 2nd. Question is, do I need the 1st to 2nd floor internal staircase as well. Obviously it costs more (architect says it will be same as floor area cost which I am not sure why). Wondering if I can do away with it. There is open terrace in both 1st and 2nd floors. Any thoughts ?

my specification is same as urs g+ 1duplex and 2nd n 3rd for rental and inbternal stair case is only for g+1 from first floor we have to use external staircase to go for top floor ...space will be wasted if u continue internal staircase to top floor it can almost occupy 100sqft which isnt neccessary ..u can save some space which can be utilised in 2nd floor for rented purpose

Hi,
vps_bak : Why do you require internal staircase connecting 1st and 2nd Floor ? Any advantage ? Apart from wasting space, the privacy/security of the tenant is compromised.

How does G (rental); 1st floor + 2nd floor (Duplex) compare against
G+1 (Duplex); 2nd Floor(rental)?
Any comments ?

Hi,

In fact, i have also go this problem earlier.
Keeping tenants at top floor will cost you more. ( you have to have one internal stairs and once external stairs). Instead if you plan to keep the tenant down and if you move up you will have lots of good points.

1. You will save space used for Staircase which has great value in it.
2. You will have terrace access only to you.
3. Lighting and ventilation will be good compare to down floors for ever.
3. If you belive in vastu, always Owners should stay in Top floor.

Bad point :
1. You have to claim up.

if you can stretch your budget little you can plan to have a Private lift.

Thanks saisuraksha. I also thought on same lines. Except climbing more stairs, I have not found any other negatives for constructing duplex on 1st+2nd floor. But many people prefer G+! duplex and 2nd floor rental so was wondering what are the advantages of it.

We also considered these two options. Eventually, we decided on having the rental in the ground floor for the advantages mentioned by saisuraksha. Our decision was based on the following points,

1. Better light and ventilation in the higher floors
2. Better design for our house, as we were also planning the parking area on the ground floor. We had full flexibility in designing our house, because it is the 1st and 2nd floor. The disadvantage is that the rental house in the ground floor becomes smaller. If you are planning basement parking, then this is not an issue.
3. Independent access to the terrace
