hi,

Iam planning to give a lumpsum contract to build my house(basement & G+1 In 30'x40') pls advice about contract agreement
what are all things will be included in the contract, step by step, & sequence of payment of release to the contractor
pls advice me

& also share with me if anybody having agreement format for ready reference

Hi Kummi,
I am just giving you an idea on specifications that is the major document to be included in contract.This is just a sample and just 2% of main document.
In every category you need to add each and every details and specs with basic prices.


A. EARTHWORK:

01. Earthwork excavation up to 6’ deep as required for wall foundations and RC footings and other substructures.


B. PLAIN CEMENT CONCRETE:

01. Providing and laying Plain cement concrete (PCC ) in mix 1:4:8 below wall foundations, RCC footings, toe walls, flooring and below drive way.


C. REINFORCED CEMENT CONCRETE:

01. Providing and casting in-situ Reinforced cement concrete (RCC) of grade M20 for FOOTINGS AND PEDESTALS


D. MASONARY WORKS:

01. Providing and constructing Size stone masonry in mix 1: 6 for wall foundations and toe walls & partitions

E. DOORS AND WINDOWS:

D O O R S:

01. Providing and fixing 1st class Sal wood (basic rate 2100/-cft) main door with single leaf shutter and glass Panel sideways as per architects design and to be executed by the contractor approved high quality BRASS/ SS hinges included.


G. FLOORINGS & TILINGS

01. Providing And Laying
• Granite for Ground floor Front sit out, verandah, Study, Kitchen, Store, Utility (Pop Coating to be included) (Basic Rate Rs 80/- Per Sft)
• vitrified / ceramic floor for all toilets ( Basic price Rs 35/- per sft)
• Vitrified flooring for Dining, Drawing, Bed rooms, ( Basic price Rs 80/- per sft)

H. IRON AND STEEL WORKS:

01. Providing and fabricating RIBBED STEEL BARS for reinforced cement concrete as per structural details (basic rate of Rs 30,000/- per MT)
08. Providing MS safety grill doors to main door and French doors.

I. PLASTERING AND POINTING:

01. Providing necessary Ceiling plastering to all soffits in CM 1:3 of 0.5” thick


J. WATER PROOFING:

01. Providing required guaranteed water proofing below and at toilet flooring


Contractor to provide 1 year written warranty on the water proofing for any defects encountered, he should repair at free of cost.

K. PAINTING AND POLISHING:

01. Providing painting of approved color with royal plastic emulsion or equivalent of brands Asian , dulux, nerolac . washable painting to all internal surfaces


L. MISCELLANEOUS ITEMS:

01. Providing earth cutting alround the building as required for formation levels


M. ELECTRIAL:

1. All electrical points up to meter board, using ISI standard approved make and materials excluding any fittings and in line with the electrical drawings furnished by the architects


N. WATER SUPPLY AND SANITARY

1. All water supply and sanitary points as per the TOILET LAYOUTS FURNISHED using ISI standard approved materials and UPVC materials for piping with necessary fittings

O. Area & height calculations

1. complete floor area covered with slab( except the 2’ extension for elevation ) will be considered for billing @ 1000/- per sft


SCHEDULE –02 (ITEMS NOT INCLUDED IN THE PRESENT SCOPE OF CONTRACTOR)
01. Electrical fittings and fixtures like fans geyzers, exhaust fans, tube lights, light fittings
