Hi
As far as I know there are two types of contract agreements a owner can undergo. They are either Material contract or Labor contract.
What I would like to know is, there is anything like semi-material contract available ?
E.g. I want to give the material contract only for the exterior/construction, i.e. basically some thing to do with cement, sand, etc.
want give the interior works (tiles, painting, woodwork, electrical, bathroom fittings etc) to the labor contract, so that I can have my own choice of material.

The basic contracts are 2 type as you said
1. Labor
Under this
*Civil labor only ( you should have enough time and one dedicated person at site, lot of co-ordination issues )
*Complete labor like plumbing,electrical,painting etc.... ( very risky, since the main contractor sub contracts )
2. Material contract
* Per sft ( quoted per sft of slab area includes all flooring ,paints,electrical,plumbing etc......
* Item wise ( quoted per item like per cft of concrete, per sft of 4" wall, per sft of door, per sft of window ,each and every item is quoted and finally billed as per our consumption ) Very flexible , perfect billing, hassle free, transparent, can negotiate for any new item as and when it is used but little costly.
Any contract you have an option to choose the interior finishing material ,but you should be utmost care while making contract. Discuss and write each and every point in contract.Don't take chances just by per sft rates.Go deep in to the details of hardware, tanks,pipes,electrical pipes,wiring (including routing) etc.....
