Hi,
I am planning to construct my house near kudlu gate-singasandra under Bommanahalli BBMP limits. I approached a agent for plan approval, my requirements are as follows,
site area: 30 x 40
approval: BBMP and BDA A Khata
ground floor: parking + small 2 bhk
first floor & second floor: Duplex house, with living + kitchen + 1 bedroom on 1st floor and 2 bedrooms and a family room and balcony on the second floor.
Now the agent is saying that we cannot have two kitchens in the approved plan (meaning I cannot show the ground floor unit with kitchen), and for approval I should not show kitchen in the ground floor, I am not sure how far is it true.
can anyone on the forum please confirm...since I have seen many people construct house with the plan that I have above.

Hi Vikram,
Same information was shared by BBMP person to my friend that 2 kitchens can't be approved in 30x40 site. If required, you need to leave entire ground floor for parking and first floor house for rent 2nd & 3rd floor duplex.
Since he sought service from BBMP person he adviced to show ground floor as 2 rooms/ servent room & finally his plan got approved ofcourse at price of 13k (Drawing charges + bribe for plan approval).

I submitted the plan for approval for a 60 X 40 site with 2 kitchens. THe BBMP guy told me that plans with 2 kitchens take longer to approve (apparently a few months) and the charges will be higher

I am also planning to construct house like the same way you are trying to build. my site also located hosa road which is near to your site.
I am also planning to take approval from BBMP.
