Hi
I am planning got buy a site and construct house in 2 yrs timeline.
Site is in slope towards north and the developer has started filling it with construction debris and soil.
Developer had filled the soil and debris up to 6 feet height to level the entire layout.
Also, I am also not sure if the developer will use any heavy machine like JCB to level and harden the surface.
I have few question related to construction in this site.
1) Since the deposited derbies and soil are loose, is it possible to construct house in 2 year timeline.
2) Will the land gets settled due to rain in few years (considering no vehicle movement to put load / pressure on land )
3) Do I need to use any technology to harden the surface before construction? and what is the cost involved.
I have come across many uneven location which are leveled before construction. Since the leveling is involves around 5-6 ft, I felt its good to hear experts/ experienced advice.
Any advice or suggestion is highly appreciated.

Hi Hari,
Filling the site with construction debris is not recommended since it will not have a proper compaction .You might end up spending little more money during your construction.Since the foundations needs to be rested on natural hard ground ,in you case we need to dig 10' or above to get natural hard soil.
There in no technology to harden the construction debris or to settle it down.Try to get price discount in the site value .
I personally faced this in one of my site where the whole site is filled with sand soil mix by more than 20' deep.We ended up spending 4-5 lac extra only for footings.

I agree with Praveen as I had faced the similar issue. The layout where I bought had the site was leveled with debris soil for upto 4-5 feet and I had to completely remove the entire 5 feet of soil and then dig up another 5 feet for footings. It was quite time and money consuming as the entire excavated soil has to be transported elsewhere and new good earth has to be procured and compacted for filling up after the footings were done. You should preferably do a soil testing before you start the construction to get a fair idea of the soil condition and depth of footings needed for your site.

Googlying gave me some more information about compaction like Vibration, Impact, Kneading, Pressure
No sure about how far these techniques work in my case and cost involved.
I will try to play safe by negotiation.
