Trust ? Laminated Records?

Hi,

Can the documents that are laminated is acceptable by Banks and accepted in sub-registration office. Recently, Unknowingly my friend made advance after seeing laminated records which looked as good as original records but, on the registration day the sub-registration office told that it was duplicate... oh!.. what a shock.. then when he contacted original owner he told he had got duplicate copy from bda by giving police complaint saying that the oradiginal records were lost in transit and finally he had to contact lawyer and resolve it...

So, is it safe to buy laminated records..

my lawyer always used to reject any documents which was laminated, during my plot hunt. She had warned me that she will not approve any doc for which original is shown as laminated.

what do you mean by "got it resolved"? Did he walk out of the deal?

As far as i know, banks don't provide loans against such docs. Did your friend go for a loan or not?

All in all, like jackalbda said, stay as far asay from laminated docs as possible. They are a big trouble.

thanks for the replies, the lawyer some how got it resolved by contacting BDA and sub-registration office. What I heard from my friend is, the lawyer got another duplicate copy from BDA and affidavit saying that the documents issued are legitimate documents and same verified by sub-registration office. Since the land was from the first owner the issue got resolved with within 2 Months if it had multiple onwers then it would have been a hell, but even with the first owner the pain was truly royal :( .

Anyway we should reject properties that are such kind, lesson learned ..
