Noble Residency on Bhannergatta Road

Hi all,
How is Noble Residency on Bhannergatta Raod? Anybody has verified the papers? Brokers are quoting between Rs 1500 to 1700 psft.
what is the correct Price?

Brokers are quoting more here. I have talked to society members they are telling 1300-1400 should be ok.

Hi,very recently one of my client bought a site here.
They bought at 1500 if I am not wrong.it's only sites available there.
This is off bannerghatta road,at a distance of 2.5 km inside from meenakshi temple.good and decent but isolated as of now.

It is a decent layout. The advantages are:
1) the opposite begur road is being widened to 80 feet road. Lot of apartments are coming uo there. Already A/C Buses to begur which would be extended to Koppa gate.
2)Electronic city close by.
3)Silk, Board Madivala and companies on outer ring road are easy to go to
4)Meenakshi mall is roughly 3kms
5)Apollo, Wockhardt hosoitals at 5km
6)Kaveri pipe is being laid down now, which would go through the layout.
7)Lot of good schools like psbb, ryan internation, christ, bgs, presidency, sherwoord high etc..

Disadvantages;
1)As praveen said, as of now it is a bit isolated. But in next 2 or 3 years, there would be more activity in Kamanahalli and begur road.
2)Right now no direct bus to bannerghatta road,
3) for any good shopping, need to go to bannerghatta road.

Hi,

I wanted to know depending upon facing (North/south), how much do people normally reduce.
For eg: if it is south facing, how much per sqft is reduced..
