Double registration of sites

Sirs,

Some people told me , even a BDA site is not free from legal hurdles. It can be sold to more than one owner simultaneously by bribing officials. Is this true ?.

What are the documents to be verified before buying BDA site ?.

Does Anjanapura BDA layout has completely clear titles ?.
