Sale agreement and registering a property in bangalore

Hi friends,

I am planning to purchase one BDA approved plot.
Legal verification of the property is done and will be doing the sale agreement next week.

I would like your opinion whether I should take help from an agent for property registration and khatha transfer.
In many online forum, it is said we can do it without much hassle, But I am a non kannadiga, and my kannada knowledge is 2 on a scale of 1 - 10 :?

The agent is asking for huge amount for getting it done, he says this inclused all like agreement, writing charges, khtha transfer(including under the table payments) not including the stamp and registration charges.

The property tax is payed up to date, all the documents are up to date, and I am registering for the exact amount I am purchasing.

Kindly give your opinion / experience.

Congratulations!!!
Sale Agreement & Absolute Sale Deed all can be done yourself and since, it can be in English, you can go ahead with your points after having discussion with your lawyer (what should be included and what not).

Further, about registering the papers - this is where language plays a major role. If its done by an agent, he would know all the people in sub register office and it will be hassle free.
Having said that, if you can manage Kannada, you can go early morning on the registration date and if you take a token, then yours should be done in an order. Also, signature by the Sub Register Officer is also a problem and he definitely expect a good under the table money in a closed envelop.

After registration, khata transfer is an easy work and you yourself can easily do in the respective BBMP Office.

Conclusion: If you are afraid of doing it yourself assuming something may go wrong, then advisable to go to an agent. But, its a good experience for you getting it done yourself and you feel good for yourself. All the best

Constructing one floor extra in the name of pent house is a common practice for all developers in Bangalore. This tantamounts to 'acrama sacramma.'
If at a later stage , i mean after the developer hands over the apartment to the society of all occupant -members , BBMP takes stern action for the 'acrama-sacrama ' and imposes severe penalty in place of demolotion of the unauthorized floor- ie pent house- then who is to bear the penal amount. Since the developer now is not in picture . only the occupants of the apartment have to bear the penalty.This is what one of the experiencced buyer told me. Is it true/
Has anyone experienced something different from this situation?
