Hello All,
I am almost finalizing the plot to buy. The issue is the layout has a conversion document, but the site doesn't have 'A' Katha. I am not sure the whole layout has 'A' Katha or not. The agent was promising me to get the 'A' Katha by paying the betterment charges. He said this can be done before registration, but if I want to buy, I have to go for the agreement now. I heard the BBMP is not collecting the betterment charges now, it was stopped couple of years back. My question here is it possible to get 'A' Katha by paying the betterment charges. Since this is already converted land, they say it is just a matter of paying betterment charges and get the 'A' Katha. but the betterment charges should be paid through backdoor itseems. Is this possible? If yes, and if I get this done, is it possible to get the loan from the nationalized banks?

BBMP stopped collecting betterment charges from Aug 2012 as some one filed case since BBMP increased betterment charges.But i heard BBMP is providing conditional A Khata.I think once legal problems are solved it will collect betterment charges as deciced by the court.After paying this your conditional khata becomes A Khata.Now if you buy site later on better charges should be borne by you.

Looks like legal wise it is not a big hole and it is possible to get the katha after they resolve the issue. Now the question I have is about the bank loan, I need to check if the banks will consider this conditional katha as proper document for the loan or not? Any inputs on this will be appreciated. Meanwhile I will consult a bank and see what they say about it.

yes.Once the issue is resolved BBMP accepts betterment charges.For flats banks are giving loan with conditional A khatha.I am not sure about plots.
