Hi !

I have a few questions for buying an apartment in Bangalore and what documents are needed ?

1 ) Is BDA/ BMRDA Approval Mandatory ?

2 ) If approved by BBMP , then BBMP approval alone sufficient ?

3) If BBMP - What does A Class KATHA Certificate means ? What are these classes signify ?

4) If A Class Khata , Should it accompany any documents ..if so what are those documents ?

5) If it is B class then , Is it okay ? What are all the documents needed ?

6 ) Encumberent Certificate / Khata Receipts / Katha Extract

7 ) Commencement Certificate - Who is giving commencement certificate ?

8) Occupany Certificate - When will it be given ? If commencement certificate is given, does it mean that occupany certificate will also be given ?

9 ) Mother Deed ( What to look for to verify the mother deed )

10 ) DC Conversion - Can someone give more details regarding this

11) What other things are needed if I left any ?

You need to Check RTC, Mutation Orders and EC for last 30 years ( or atleast for last 15 years). It will help in tracing the title flow of the land.

Also check for Building License (issued along with approved plan), Betterment charges receipt, Clearance/ NOC from BWSSB, Fire, Airport autority (for high rise buildings), Railways and others if they are applicable.

Thanks for the reply.

What does RTC stands for ?

Is BBMP approval alone enough ? or Is it mandatory to have BDA approval too ?

If A Class Khata , Should it accompany any documents ..if so what are those documents ?. My friend told me that it should be accompanied by 3 documents and not sure of what are those docs. Is it so ?

RTC stands for Right Tenancy and Crops. It is also called pahani. It is a Agricultural land record.

Apartment can have either BDA or BBMP Building plan approval not both. It depends on the project scale and jurisdiction.

Thanks for clarifying this.

Does this document means that it is a agricultural property and should be approved for residential layout ?

Is the above RTC same as DC conversion ?

So BBMP approval alone enough and not mandatory for BDA to approve the layout. Am I getting it right ?

Regarding RTC, where can we obtain this document. I was looking to buy a plot. The owner is not having RTC with him. Is there anyway we can get this? Any info is greatly appreciated.

Initially most of the land will be agricultural land only. After DC Conversion it will be treated as residential land. RTC is used to trace the title of the land when it was agricultural land ( before DC Conversion).
After DC Conversion it will be treated as residential land and Builder can get the plan approved from authorities.

You need to get a "Written" legal opinion from a advocate. Some people prefers to get legal opinion from more than one advocate. If you are going for a Bank loan, then bank advocate will also verify the document once. This is necessary to ensure clear tittle of the property.
Yes, BBMP approval is enough.

RTC you can get at Taluk office / Tahasildar office of the concerned area.

Current year RTC can be verified online at

A 6 acre land was in X person name. The he got the whole land DC converted. Later he sold 2 acre to person Y. RTC record is showing X person name. The old survey number was 155 before conversion. After the conversion and X person sold it to Y, the survey number didn't alter. Where / how the survey number for the 2 acre land get changed for Y person ? Is it mandatory to have different survey number for Y person share of 2 acre land ?

Please clarify. Tons of thanks in advance.
