Verify the authenticity of a Housing Society

I have seen a site in a society for purchase. There are 2 sites for sale in the same street. The issue is that the members were allotted the sites with "Lease Cum Sale Deed" transaction. After few years the society got dissolved ( super seeded). Some site owners were able to get the "absolute sale deed" and NOC from society before it got dissolved. there were several others who got stuck with out "absolute sale deed" from the society.

Now the two sites that I'm seeing have "absolute sale deed" from two different authorities. One owner got it from the "Administrator" of Registrar of Societies claiming that once the society is dissolved the Administrator has authority to execute sale deed. This was done in the month of May 2011.

The owner got the "absolute sale deed" from the president of the Society saying that the Society got revived recently agreeing to the terms and conditions of the Govt ( or Registrar of societies) and they now have the authority to execute sale deed for the members. This is done in the month of Aug 2011.

When I checked with the Sub Registrar office they told me that both the sites are registered in the department and both the documents are real ( not fake).

How to verify the authenticity of these documents and the society?

Contact registrar of co-operative societies and receive valid information about the society. You can also google search and browse through the registrar of co-operative societies karnataka and get information.
