Buying a plot without mother deed

Hi all,
I needed your advice regarding buying a site in SLN city of MLA KRishnappa.
Is it worth buying a site in SLN city? They are quoting 900/sqft . I have come to know that this layout is BMRDA approved and KHATA is "A khata". But the site owners have not got MOther deed of the site. Can we go ahead and buy the site without mother deed. What are the pros and cons of buying a plot without mother deed??

Hi,
It is a must that you have mother deed. In the worst case, the original owner of the property may come back and sue anyone at any time !
So its legally safe o have and verify the mother deed.

Hi..
Mother deed is good to have since this layout is coming in a huge area of land..Plus 900 per sq feet is too high..650 to 700 based on east or non east and village where it is located it might varyby 50 max.. 900 .. definitely too high.

you required the following documents
1.certified mother deed with reflective EC .In case of loss of mother deed or larger extent
2.police complaint report required in case of loss of mother deed
3.public Notice required in case of loss of mother deed

It's best in fact to go through mother deed or else jayateerthrk told will be true. But this is also true that if the property is holding by one family from last 6-10 generations then mother deed is not required. Means, they are genuine owners of the property. In that case, mother deed will not be there. Still it's wise to check everything and proceed.

Hi,
if the developer is forming a layout, getting all approvals(DC, BMRDA, Pollution Control etc..) and selling sites of different dimiensions(absolute sale deed), he can only give xerox copies of land records to all site owners and individiual original khatha from respective village to sites after bifurcation of sites. Now, that Absolute sale deed becomes mother deed for all future transactions.
All the site owners will have xerox copies of Revenue Records. originals will be with the association or society.(like apartments owners ..)

What is the point of filing the police complaint after buying the property? The complaint should have been filed when the mother deed was lost. It is for your own safety that you need to make sure that the seller is indeed the full and absolute owner of the property. Something is fishy if the seller doesn't have the mother deed.
However, AFAIK you need to track the history of the property for 42 years only. Not 100% sure about this.
