GPA questions

Hi,
I am currently in US and planning to sell apartment in Bangalore. I would like to provide General Power of Attorney (GPA) to my brother.
- Some one please provide a format/template for GPA.
- Seller is planning to get bank loan. Usually bank agent will get the draft for loan amount at the time of registration. Is bank draft issued on owner's name or GPA's name?
