There are so many advts in the newspaper in the property classifieds for selling plots that say
DC appoved, or BIAAPA approved, BMRDA approved etc, what is all this jargon?
Can we buy a site that is just DC approved or just BIAAPA approved and not BDA approved etc?
What all is to be kept in mind while buying a plot.
So many plots around the airport - what documentation to see, submit to buy and for the registration process
and how to validate that there is no fraud?

Dear friend Just to answer in other way just ask the person who bought this sites about there experence and how they struggled to get there sites or get refund of there hard earned money. In simple terms No No for this types of sites

Better always go for BDA or BBMP approved Layouts. They've authority to sanction approval for the planned layout and they've accountability to provide the basic amenities or taking care of basic amenities in the future for these layouts.
One thing you must also in these ads is that, They mention in big fonts, NPA, BIIAPA, BMICPA approved, DTP Approved, clear saleable deed...etc. in the fine print they say Approval under process. Also they just provide Mobile Phone nos. Usually they don't mention the layout name or the developer name....etc
More over NPA, BIIAPA, BMICPA are all just give NOC only, saying it doesn't affect their project or operations in anyway by creation of this layout. And they don't have any accountability on providing the common amenities like Sanitary, Drinking Water, Tar Roads....etc in the future. (For ex. BIIAPA give NOC saying with the coming up of XYZ layout surrounding its airport area might not affect the operations of the International airport as long as the layout and the construction activities lies within the specified limits). That doesn't mean that in future, BDA or BBMP doesn't have any rights to acquire this land for creating new layouts or Community development purpose or for violation of norms....etc.
Whereas in the BDA,BBMP approved layouts, it will be there responsibility to plan and ensure the layout as per the bye-laws and after some years to take care of the common amenities and provide the basic needs of these layouts.
