Hi,
I just want to understand the Encumbrance certificate,
Consider a scenario Party A sold a site to Party B in the year 2000.
Now in 2012 another third party say C files a case in court saying A is not the absolute owner and he has some share on it.
While this case is in progress in the court, EC taken on 2012 will reflect this court case?

EC only shows sale transactions and who is paying taxes currently. It does not show any legal battles regarding that property.
It would list in order from the starting year (say 1995 in the above case) and show the owners
year 1995 - 1999 Owner name - A
year 2000 - 2012 Owner name - B
C will not appear in that list anywhere.
