Non Residential use of land in residential area

I have a 30X40 residential plot in an upcoming BBMP layout. I dont intend to construct a house in near future. Can I rent/lease this plot for a commercial purpose (Ex:Godown/parking space for others etc), without disturbing neighbours? What are the formalities I need to follow? What kind of approvals do I need to have?

yeah you can.

If some machinery is being used then one has to take permission from the neighbours.

Hi,

You cannot use a land as a non-residential usage, if it is under a residential usage.
Do the following.
1. Check the type or Residential usage of your land in bangalore as per CDP 2015 of BDA.
2. If it is a pure residential usage, you can construct a 20% commercial usage shop or office and the rest of the construciton area should be residential usage. Get the plan approved accordingly and then use the 20% commercial area.
3. Further info regarding which area your land is classified under, has to be checked in CDP 2015 or visit the nearest BBMP Engineering section office.
4. Car parks for commercial usage is very difficult to accomodate, and hence if the area of the land is more, then it is feasible.
5. If the land is classifed under residential mixed then, you can go for upto 30% (I think) commericial usage of your built up area.

Is there a document available where one can check if the given land is for residential or non-residential use?
