An individual has claimed compensation for three acres

The wait for plots at Rabindranath Tagore Nagar has just got longer as a legal dispute has stalled the allotment process.

Described as a prestigious project of the Mysore Urban Development Authority (MUDA), it was one of the three layouts for which the MUDA invited applications last year .

Though Chief Minister Jagadish Shettar launched the allotment process for Lalitadrinagar and Chamalapura last month, the distribution of sites at R.T. Nagar has been postponed for a future date. It now transpires that the MUDA is embroiled in a legal dispute over three acres of land for which an individual has claimed compensation.

‘Strange case’

MUDA Commissioner C.G. Betsurmath told The Hindu that it was a “strange case” of an individual making claims of land ownership but was unable to pinpoint the location of the land in question.

Though a survey was conducted to ascertain the ownership, the issue remained unresolved and the onus was now on the litigant to prove his point, Mr. Betsurmath said. The individual did not furnish any documents from the Revenue Department to the MUDA to prove his ownership but approached the court, where the matter would be settled now. Mr.Betsurmath did not commit to any specific time frame as to when the allotment process would begin but expressed confidence that the dispute would be resolved at the earliest.

The MUDA has carved out 1,760 sites of various dimensions at R.T. Nagar, including plots of 50×80 ft, 40×60 ft, 30×40 ft. and the area adjoins the University Layout abutting the Outer Ring Road (ORR) beyond Dattagalli in Mysore South and South West.

There is much hype surrounding R.T. Nagar as the MUDA has promoted it as a model layout with wide roads to cater to future population requirements.

A 100-ft double road cuts across the layout from the ORR to provide access to interior areas where a slew of private layouts are being developed.

The Chamundeshwari Electricity Supply Corporation has installed an aerial bunched cable here, and there are parks to provide lung space. The entire layout is spread over 230 acres.

This is not the first time that the MUDA is embroiled in a legal dispute over land ownership in R.T. Nagar. In the run-up to the formation of the layout more than four years ago, land-losers had approached the court for higher compensation which slowed down civil works and picked up pace subsequent to its amicable settlement.

In addition to Lalitadrinagar, Chamalapura and R.T. Nagar, the MUDA has long-term plans to develop six layouts that include Nalvadi Krishnaraja Wadiyar Nagar comprising Lingambudi and Yadahalli villages. It also proposes to develop Swarna Jayanthi Nagar at Halalu and Chowdahalli villages while the second stage of Lalitadrinagar and R.T. Nagar is also in the pipeline.

The other two layouts proposed are 2nd stages of Shantaveri Gopalgowda Nagar and Lal Bahadur Shastri Nagar.

Reservations

However, the draft Master Plan 2031 for Mysore - Nanjangud Local Planning Area has reservations about the MUDA’s development projects near Uttanahalli and Bandipalya as it is part of the Chamundi Hills Eco Development district and the Master Plan lays emphasis on conservation rather than development.

The R.T.Nagar 2nd stage is proposed at Kergalli but all these are still on the drawing board.

Now it gets even worse. The waiting time is now indefinite.

Its really surprising to know that the individual is neither in possession of any legal documents claiming ownership of the land nor is he able to identify it. I do wonder how long courts (indian judiciary) take to settle such cases.

All the more time to earn interest on our deposists, way to go MUDA!!!

Is there a way to track these court cases online? Also, we should plan to file a PIL to get anything done on getting the initial deposit back. Even though MUDA has release allotment list for 2 other layouts, they still have not started refunding the people who did not get allotted. You can only imagine how long it would take for people who applied to RT nagar layout. It may be another 3-4 months for court to settle this issue, and another 2 months for MUDA to release the allotment list and another 6 months or more for people who did not get allotted to get their money back. Effectively, you can say good bye to your money for one more year, unless we act NOW.

Why wait for site allotments that are elusive , go for MUDA approved plots - but from credible developers.
