e'lvated hosur road flyover effect on Nisarga/N'danvana?

Wanted to know whether the newly done flyover project elevated expressway affect/effect layouts like Nisarga/Nandanavana? Are these layouts accesible to elevated fly over?
and w.r.t commuting time to electronic city and accesibility

With the ongoing recession, this might continue for some more months. The RE prices have softened.
Not sure if you remember one Seller in vasundara layout use to quote 1700 rs psf. Now i went to this
layout, if you negotiate you might get a site for 1250 psf for small plots. For bigger plots the rates
are still cheaper.

I also visited Nisarga, and the sorrounding area. I still find it very far from city. IF at all that is the location
if somebody is keen on then i would say SPRING WOOD is much better then nisarga or nandanavana. The prices
here are much cheaper then nisarga. I saw a ad quoting 1k psf. Springwoord is opp to nisarga.

There are so many builders who have layout are trying hard to sell thier land. At this point of time given,
Location would be my first priority.

I personally like the GPR Royale and GPR Grande layouts on hosur road. They are neat not Hi-fy but afforadable and
neat location.

Hi PC, Amit,
starting a new topic to discuss about future of hosur road towards E-city, chandapura circle, anekal areas..

I am looking for a house either an apartment or a plot on which I can construct a house for my family and live there.
during my recent search, have come to know lot of projects in and around chadapura circle, anekal areas..
visited last week to have a look.. all project nearer to KHB surya city look interesting.. but the basic question is

-- how much time would it take for the developments of this area?
-- is there any direct connectivity from chandpura circle to whitefiled area?
-- any commercial development happening in that area?
-- is it a right investment considering I want to live there? I am ready to wait for 2 more years before I move in there

Hi,

I am living on Hosur road for last 7 years. 4 Years back, my friend's relatives were forming a BMRDA layout on Jigani-Anekal road for which price was 650 psft. I didnt buy thinking, its too far. Last weekend I went around 60 Kms (Ecity -> Hebbagodi -> Bommasandra -> Jigani -> Anekal -> Chandapura -> Ecity). I visited all the layouts, I visited 4 yrs back. Believe me, there is almost zero progress. Leave the layouts, even the roads/villages on the way are not developed.

There is at least "some" scope of improvement near chandapura circle, not in Anekal.

GPRoyal, I heard the current rate is 1500 psft.

Any other views are more than welcome.

I agree with Raj. Not much of happening/development i see on HOSUR road. Agree there is flyover,
wide road etc etc. These roads are Hi-way. i woud not perfer my kids or family members frequently
use this road as approach to home.
Not all might agree with my thought... Just my two cents :)
I would prefer area that have schools nearby. Day to day needs should be available within vicinity.

If somebody is very specific about hosur road then i think Ananth Nagar is relatively better location.

The bannerghatta anekal road has been tarred and the approach to electronic city via koppa begur is been widened and tarred. There are schools like christ academy, sarla birla and tapovan these are icse and cbse schools. I think it ia good area to invest if the layout is on the main road facing the bannerghatta anekal road, not interior. I find even nisarga, pride etc are interior. Going from there to bannerghatta road is very easy. Infact bannerghatta road is self sufficient in terms of school, receation, hospitals etc.. I will definitely vote for a good gated community BMRDA approved if it is on the main road.

very interesting points!!

Just visited these areas yesterday/today.. to have a real feel.
I see so many good private layouts near by KHB colony. so many sites are sold out.. but very few people are staying there..
I wonder why? when E-city is so closed, why people working in E-city are not moving there?
person like me who has an office on outer ring road must think before buying.. but why people working in E-city? any logic here??

went inside KHB colony too. quite-a-few people are staying there.. they told, they are able to manage all basic facilities like water, cable, gas, vegetables etc.
they are mostly tenants.

my over all feel is, this is really a good area to have a site and construct own house and stay instead of staying in apartment.
but by when one can construct a house there seems to be big big question. any answer which can make me think more properly?

please suggest me something..

The problem with E City area are many fold :

1. No new high paying jobs as E City phase 3 etc. have not found land . No large tracts are available for development.

2. Rates quoted were over 1500 psqft when prices were high , have softened quite a bit now.

3. There are schools & hospitals , but little else . You need to go to city for major shopping & entertainment.

4. Many layouts are not well developed and have no residents .

5. The other focal point on NH7 , Hosur City too is seeing slow progress towards Software Export Zone & Special Export Zone.

6. Anekal town too is nothing to brag about.

Though the Elevated Expressway is almost ready & NH7 is being made 8 lane to Hosur ,with flyovers to make it signal free , lack of jobs & amenities will keep prices in the area low for some more time .

Dear Nadig Sir

if you have valid document with you regarding the sale of plot by Nirman Shelter, My personal Advise is to consult a known/reliable lawyer take his opinion and you can file a "Lapse of Service/Fraud case" in the Consumer redressal forum(several branches are there for this forum at Cauvery Bhavan - KG Road, Cunning Ham Road, Near Sheshadri Puram....etc.) Even you can file a case in Consumer forum as an individual also(Without a lawyer also with a nominal fee of below Rs.500/-)Your case will get solved in a period of 3-6 months. Once the case is proved, developer will be asked to allocate the site within few weeks and also penalised alongwith the interest for this entire years.

But don't go for filing a case at Civil Courts, as it may drag you for several years and also you need to pay a high amount as the case fee there.
