I am looking at this 30x50 west facing plot in Narendra Krishna Enclave by Prasanthi Group. The price quoted is 950/Sqft. Is it worth it? Any reviews on the project and the developer in general would be most helpful.

Hi i am ramesh. I too have a site in the same layout. They have few projects near anekal and chandapura. Hope the price quoted for the fifth phase( Narendra krishna enclave). If you are interested i will offer my site. Its 30x40 site. On the fourth phase about 400 meters before narendrakrishna enclave. Price may be slightly more because its north east corner plot. mail me for further details.

6/5/12 i have taken 30*50 North East Corner Site... Cost 925rs p/sft... + 10% additional for North East facing + opposite we have garden still North side 6th face & East side Villa yet to come.
phase 5.
North East corner site.
Cost: 30*50=931818
Cornet Price 10%=93181
Total: 1525000rs
Maintenance: 2rs psft = 1500*2=3000rs for 3years = 9000rs
Katha charges: 11000
Registration fee: 50675rs
(North*East corner site facing Registration fee 7.5% (If not only 6.5%), as per the govt 450rs psft = 450rs*1500sft=675000 7.5% registration = 50675rs)
Total= Plot 525000+ Maintenance 9000 + Katha 11000 + Registration 50675 = 1595675rs ONLY
If we go for Bank loan 1.5% of the loan amount as Admin Fee, loan tenure can be 5-20years, depends on your income.

Project Entrance Gate to Jigini circle: 5.3km
Jigini Circle to Boomsandra Flyover: 7.3km
Boomsandra to Electronic City Tollgate: 3.3km

I think jigani--anekal road is too farr from the City as well as E-City. Probabaly you can search for something around E-City.
