Why are people not constructing in Banashankari 6th Stage?

Dear Friends,

I own a site at Banashankari 6th Stage and have been following lot of discussion groups in various forums.
To my surprise, none of the discussion groups talk about anybody interested in construction. Plenty of discussions on development and the rates at Banashankari, which is fine.

I have spoken toa few people who have constructed houses in banashankari and their houses stand alone till your eyes can reach. Wht one understands from talking to them is that its pretty safe staying there and that they have not faced any problem so far.

All I want to know in this topic is why do you think people are not interested in constructing?
Most people would say that because there is no development, they are not constructing. But i think, why would bda bring about the complex / water supply to a place where people are not occupying at all? If people start constructing, development will happen on its own, which is evident from a lot of other areas in Bangalore.

I also feel that the real estate people in the area are scaring and discouraging people from constructing since it affects their business.

Any more thoughts??

HI sumit,

as u said, if atleast 25% of owners construct, layouts will be far better and appreciate better.

Most of the site owners in BSK 6th Stg, Anjanapura, SMV want developments to be done especially water. (Cauvery). No departmental stores near by, Transportation(have few buses but is that sufficient?). development is included in purchasing of site. BDA is developing ....when they will complete....??? No idea.

those who constructed went for bore.
Safety is another issue as layout is a bit far from main roads.
nearest schools are delhi public school and host of other smaller schools.
Hospitals---------few nursing homes..big hospitals in jayanagar or bannerghatta road.
etc....

Main reason is not much people & safety. Men think all adventures & all women(family members) r scared of safety.

We did have a pole at bsk6@yahoogroups.com to make a group & know how many r interested to go ahead with construction activity. But I guess there were hardly few people who can go ahead at this moment without any facility. So its just wait & watch (Egg & chicken problem as few say).

I am going to start my house constuction by May 16th in 6th stage 3rd block near chkkagoudanapllya. Yes I know I have to face lot of challanges.

Hey pavananandan, thats really good news. I am about to start my construction in a month in 4th Block.
Indeed there will be challenges. But there is a lot to look forward to.

Also,regarding other friends input on availability of hospitals, just some going around i did to find below details :-
BGS Global hospitals on Kengeri road , Sri Sai Dental Specialties , Sanjeevan Hospital , DVG Hospital , SMILE LINE DENTAL CARE , The Oxford Hospital(sarakki gate) , all within 8 km radius.
Metro until Konanakunte cross will come up by 2013, there is a mall coming up near jaraganahalli cross, total environment project coming along nice road entry/exit on kanakapura main road , several big builders (mantri and purva) coming up with projects on 100 ft road by KSIT college , Sobha apartment occupancy.

Things do look on the improvement path.

Good to hear that you folks are ready to construct. My biggest concern with this layout is that there are no good schools for small children close by. Do either of you have a kid that is going to kindergarten till say 5th standard? If you do have such kids, how will you manage to have them attend good schools?

In my knowledge , DPS is nearby , Kumaran's school is nearby. As ofr Kindergarten , Little Elly / Euro Kids and all other brands of kindergarten already there within 5 km from layout.
Jnana Sweekar public school (new school) , and RMS international school too have come up. By the time my kid starts going to school , these schools will have proved themselves bad or good , if latter , i just have more options.

Agreed there are many good schools but how will kids travel to them? School buses don't come inside the layout near your house..right?

All said and done, it doesn't make any sense to construct homes in these new BDA layouts strictly from a Rs and paisa perspective. Living in Bannerghetta Rd, or Banashankari in a rental apartmental is far cheaper than constructing a home in these layouts. Also the children have a better life, living in rental apartments - better security, more friends, clubhouse etc. The only reason people are building homes in these areas is sentimental.

DPS/Kumarans and all other school buses come inside the layout even now, when there are minimal number of houses.

Indeed, each one to his own thought. But money invested for your own property / flat , is always better than spending on rental , which has no returns whatsoever. Its better to buy the flat rather, if one is accustomed to the flat lifestyle.

Point is, if you have a site, you construct. If you are not too enthused by independent houses, buy a flat. Rental never sounds like a good idea.
