Growth Potential For BSK VI Stage

Following are my observations - corrections or comments are welcome

(0) In general the growth in south Bangalore would be slow if you think over decades. The primary reason is the city center would tend to shift towards north [purely my guess] Only advantage this locality would have is for its established infrastructure

(1) The 4th-B block side BDA sites (extension) near Shobha has good growth potential from pricing point of view
* Currently there is no good motorable road. But I see BDA budget allocated for the same. It is a matter of an year or two - worth time before it becomes approachable
* There are plots adjacent to peripheral road which are on rocky areas - they can be bargained for much low price
* Owners typically try to ask for the current prices of other areas. Strike a balance between how long you can wait before roads come/after it comes. My judgement is if the roads come they would reamin on the current price for atleast 6 months and then shoot up due to the good approach to Kanakapura road
* Private appartments around here like Mantri and Shobha would be also cited to project its price

(2) The 7th block near the link-road has the good potential next
* The terrain is plain unlike other ares where it has gradient varying up and low
* It is probably in the mid of rest of the blocks from 10th block towards outer ring road
* The connectivity through NICE would be much lesser used by the residents due to its nature of levy. The people who wants to stay here and commute to Kengeri/Mysore rd/Magadi rd/Tumkur rd (OR) Kanakapura rd/Bannarghata rd/Hosur rd are the only people who would end up using this
* The development would evolve faster towards the link rd junction towards the outer ring road. This is where the city approach would be better
* This could be a good choice for the price verses proximity
* I am slightly not comfortable with the 6th block - though development is NOW seen there!! Primarily because of the population you would be living around with Pavamanapura. So anything that has connectivity to it or beyond would grow slower. Only long term investors would lock the money and wait for it to tranform over a period of years

NOT BUT least realtors and owners hype up the price in all of these areas than whatever its worth. In my gut feeling it will take atleast 5 years to see 20% sites built here. Only investors would be majorly flotaing money till then not actually the people who would build and settle. Then there will be an explosive growth stabilizing around > 50% of all the blocks developed in subsequent 5 years. Don't beat me for saying these - but help me understand if you have different point of view.

I completely agree, 4th and 7th block seem to have a quick future as compared to other blocks.

There are a couple of houses built in the 7th block, which have come up in the last 7-8 months.

The worst is the blocks along side Uttarahalli road connecting to the main 100 ft road. There seem to be no development there at all. I think its because those blocks are middle of no where, except Uttarahalli road.

You think any other reason?
