hey, you have to calculate the land value at least after 50 years and how much rent you would have earned in 50 years if you had rented it out. Then re-calculate and tell us the figures. BTW, i'll never want to live in or own a flat but this is only for correcting your logic.

Dear Friend lets be logical while answering this question excluding few many of them who got aloted the sites were Vetrens of Bengaluru,
And most of the people bought sites as a investment Purpose, In fact for disclosure purpose i am looking for a good value buy here and i am sure
after buying i wont touch for next 7 - 10 , and not only me majority of the site holders propective is the same so you cant expect the rapid developments
One best Example i can give you is JP Nagar just 20 years ago the smae situation was there like Banshanjari 6 stage, In investment patence is Important.
And most of the people bought sites as a investment Purpose, In fact for disclosure purpose i am looking for a good value buy here and i am sure
after buying i wont touch for next 7 - 10 , and not only me majority of the site holders propective is the same so you cant expect the rapid developments

BangaloreBoy, you are missing the point. Land appreciation doesn't matter in a Flat complex. The "common share" doesn't work in real life. I am comparing owning a house for living to renting. How can you rent it out when you live there?
If you need to compare rentals, compare the EMI you pay and the rent you get over 40 years and the net value of the flat at the end of 40 years. Also deduct the corporation tax and maintenance costs from your rentals. My logic doesn't need correcting. Your need to do some thinking.

The scenario of the 60 lkhs mentioned is not as its mentioned. Its valid if some one has 60 lakhs cash and only them he can put it in the bank and think of interest. If someone has that much cash he can always go for an independent home in a developed area instead of apartment if he does not like it.
Most of the people take home loans for that kind of amount. Also the bank interest attracts tax too. Also after 40 yrs how much will 60 lakhs have value with the inflation coming into picture.
Anyways after 40 yrs be it an independent house or a flat, the structure is still of not much value. So the independent land has land value and the flat will have very very less land value, but thats logical as the person has paid a high amount for independent house in the first place. At the end of the it all balances out the same. It all depends on individuals capacity to arrange for funds.
If its for living purpose, there is no bad time to buy a home, if its for investment, then the timing matters a lot.

@all,
Planning to construct a home @4th block. Almost all groundwork done including plan sanction etc etc.
Construction is gonna start in Feb 2011.

I m not sure if something like "phase" exists in Banashankari 6th stage. Assuming you are referring to 6th block, its in the range of 900-1200 per sqft. Please do not go to brokers. They quote insane prices.

Anything upto 2000 per sq ft is good rate,
1. It is BDA site
2. JP Nagar 8th 9th phase quote 2500 - 3000. Banashankari 5th stage quote upto 3000
3. BMRDA layouts at distance of 10 KM from E city towards Anekal and atleast 25 KM from silk board quote 1300. Development state being the same
4. Water would be available within couple of years at max
5. There is direct connectivity to Kengeri, Padmanabhanagar, Banashankari temple, JP Nagar, Jayanagar, E City(direct main road)
6. Distance to Koramangala is 17 KM(Silk board)
7. Distance to E city is 20 KM( NICE road) with tolls being 40 Rs one way
Rest I leave it to the arguements as I'm sure there will be lot of people who don't agree . Ps: I'm not a broker. Neither I plan to sell my site. You can consider it my twopence.
* In fact government guidance value itself is 1200 so 900 seems far fetched.
