BDA Khata vs BBMP Khata

Hi,

I am planning to purchase a plot from a BDA approved layout. The owner has BDA khata. I want to know if a property will have both BDA khata and BBMP khata. As I understand, khata is an entry in the governing body's register specifically for property tax. So, I guess a property will be either in BDA khata or BBMP khata but not both. Is my understanding correct? If so, do I need to convert the BDA khata to BBMP khata to start construction?

Hi,
All BDA approved sites will have only BDA Khata, on the development of layout,on handing over of the records to BBMP, BBMP will issue Khata Uttara in the name owner.
IF the BDA Site is not the in jurisdictional BBMP area, the khata of the Local authority like CMC/Village panchyath is sufficient and holds good.
Please keep in mind that if the Site doesn't fall with in BBMP jurisdiction,then BBMP will not issue any khata.

I have a BDA Khata of a site in BDA Approved layout. I was paying taxes to BDA. Around 3 years back they handed over to BBMP and now for the last 3/4 years I am paying taxes to BBMP.

Should I need to apply for BBMP Khata and get it? OR since I have BDA Khata it is not required to have BBMP Khata.

you will need BBMP khatha when you are constructing the house or selling the plot.

Once BDA transfers its lands to BBMP control, property owners need to obtain Khata and khata extract from BBMP.
Old BDA khata is of no importance for property transactions.

Khata transfer from BDA to BBMP:

Following copies of documents (attessted by Notary) need to submit to BBMP:
1. Sale deep/title of property
2. Encumbrance Certificate upto date.
3. Pocesssion certificate
4. BDA Khata
5. ARV letter ( you can get it from BDA office)
6. Latest Tax paid receipt

Any one know who will issue the Pocesssion certificate which is required for BDA to BBMP khatha ?

Does it provided by Builder/developer?
