Sale Deed Dates

Hello,

I have a question regarding the date of registration of sale deed conveyed by BDA to allottee.

I am seeing one date on the first line of the sale deed and another date on the reverse of the first page where they give book number, volume number, etc.

There is yet another date given in possession certificate and khata.

Now the question is, which is the date of registration?
Is it the execution date (first line) or the the date when the possession is given or the date when it is entered into the books?

Thanks in advance.

Cheers

The date of registration is the date in the books.

The sequence of steps in BDA site is this: Allotment Letter - will mention the approx dimension. PC - PC is done after a BDA engineer gives the report of actual dimension based on the site visit. Then sale deed is done. That's why they mention the PC date and Number in Sale deed.
Once Sale deed is registered they give the book number etc where the record is kept. Actually the date on the first page is the sale deed date.

However, for taxation purpose as per the supreme court ruling, the date on which last consideration has been received is the date for calculating long term/short term. In BDA site you might have given the full consideration way before the actual registration and hence the date on which you paid full amount is the date for calculating Income tax.
