Dividing or partitioning a site and registering

A party having Power of Attorney for a BBMP site is planning to sell half of the site under his control. Any of you know, what is the procedure to divide the plot and get Regisitration and Khata done? Also does the seller need to divide before I apply for a bank loan or with the bank loan?



Any pointers will be appreciated.
