Absolute sale deed missing - bda site

Friends,

I am thinking of buying a particular bda site in nagarabhavi. The site was originally allotted to a person x in 1988 and he sold it to person Y sometime in 2001. Now person Y who is selling the site has all the documents except the original 'absolute sale deed' which was given to person x by BDA. Person Y says that he lost it during a house move. He has given a police complaint about the missing sale deed ( has a acknowledgment from police to prove it ) and also has obtained a certified copy of the missing sale deed from the sub-register office. However he had not placed an ad in newspaper when the document was lost.

Is this a unique situation? Has anyone else dealt with a similar situation? How much is the risk if I go ahead with buying this property and is there anything that could be done to make it risk-free?
I like this particular plot of land but would not want to buy it if is going to be difficult for me to sell it in the future.
I really appreciate your inputs.

consult with a good lawyer ...
