Hi All,

I'm planning to buy a site in Anjanapura BDA layout and as I see the brokers/agents are just hyping the prices in just 1 day,
so wanted to know the current/reasonable prices per sq. ft in Anjanapura BDA layout in various blocks.

11 and 10th block around 3K, and 9th block 2500-2700 and rest all block are less between 2k to 2.5k

Since I don't see any development in few blocks say 1st, 6th, 7th, 8th...is it worth to buy for 2k to 2.5k per sq. ft in these blocks? I guess brokers have hyped the prices in these area, what is your opinion. Thanks

ironically, due to the shortage of land, bda has allocated 30x40 owners a plot of 20x60. the owners of 20x60 are not in a position to command a premium of either 30x40 nor 20x30. The best option around this situation is to team up with your neighbor of 20x60 & offer it as a single 40x60 & command even a better sale value.

Check with the owner of the site for which broker is quoting hyped price, ask him you wish to talk to the owner (preferably face to face, doesnt matter even if you dont know kanada) and finalize on the price.
Once you discuss with the owner the real price of the plot will come out at the end of your discussion.(remmember to start atleast with the rates that seems lowest to you)

Carry out atleast 2-3 such meetings with different site owners in the same block, you will find out yourself whats the actual price and whats the inflated one.

Remmember when you start negotiating with the site owner remmember all the negative points of the site (like too low, rocky, direction/facing e.t.c)as well because owners will always hype their plus points.

Just by asking the brokers you will never be able to know the true price of any plot, you must discuss with the owners.
Above all never tell any broker whats your budget

Okay sure so far I never met owner for discussion and will try to do it shortly.

this may seem like a naive question (Iam a relative newbie to RE ), but why should we never tell our budget to any broker ?
If our budget is say 3000rs/sq ft, and if the broker doesn't know it, won't he show us lot of places that are like 4000rs or 5000rs, and won't we be wasting time on those visits ?

Not all brokers are the way you think.

Every one wants profit , lesser they quote for a site less commission they get, and if they know your budget which you can pay, why should they quote less(after all there is no MRP price tag which will make you aware of the real price of any site).
Thus its advisable do not disclose your real amount to brokers.
