rate in anjanapura

Hi,

We have identtified a site in Anjanapura 10th block, its a 30x 40 site, and
the owner is quoting Rs.1590 per sq.ft. Is the price reasonable?
Need suggestions.

Hello Deepa,

I think the rate is reasonable...I purchased 30x40 in 9th block for 1700
per sq.ft (March 08). If you are paying full cash you can
negotiate bit more i guess.

Negotiate, Bargain, there are lots of sellers and very very few
buyers.
Raj brought the site in March - 08. From March -08 to March -09 Things
have changed so much.

Let me tell you some instances: Couple of my friends brought BDA sites
at 1450 rs psf in BSK 6th stage.
They brought this in 2003-4. Last year many were asking this plot for
1800. Today not many are interested
at 1400 rs psf.

There are many factors which have contributed to this down fall.This
might continue for some more time.

Hi Deepa,

Recently (2 weeks back) someone in Anjanapura 9th block were quoting me their site 30*40 east facing for 1000 - 1100 Rs per sqft.

This is what I heard since I live in USA & really don't know how far it is true.

But surely it was a genuine site & the price was the same that they quoted to me. since i was looking for 40*60 didn't show any interest in that.

I would try to chk the market once again before proceeding for Rs.1590. I think 1590 is little higher end.

Hello,

I am surprised to hear that someone is quoting 1000-1100 per sq/ft range. the govt value itself is 13.6L if i am not wrong..thats what you need to show in the papers..for registration...

1100 is Anjanapura is a wrong information , AFAIK... I am kind of well connected with agents and some sellers in this area...so far, the lowest I heard in Anjanapura is in the range of 1500 for a reasonably good site...u may get sites for as low as Rs 1300 also , but they may not be attractive sites, mostly with some or the other issues...the guidance value here is Rs. 1100 and at the same time there is no hard rule that price cannot go below that...if the market is real bad, Govt will have to reset the guidance value ( I accept that I dont have any concrete knowledge on this !!)

I dont own a site here and hence have no intentions in overpricing this area ( just in case somebody think so ) !!

Thanks for the info.

If u guys think its not the right price & market price is still higher.. Let me chk back & see if the price is same. Based on your input I am thinking to buy that only rather than waiting for 40*60 if the price is so great.

Since I don't have any idea about Anjanapura & its development I was just ignoring the offer. Can someone pl suggest me if we can start construction in 9th blk anjanapura. Since I am planning to start construction at the earliest.

Can someone please help me to decide is Anjanapura 9th block or BSK 6th stage, which of these two is better for earlier construction.

I mean where we can start construction & start residing early?

Neither Anjanapura nor BSK 6th state is livable right now in my opinion. I have seen a few houses here and there in Anjanpura and they seem to be occupied. The occupants must have infinite patience since the access roads are not in good shape. I would say these layouts will be livable only after 3 - 5 years.
