Thanks msn1270 for clarification. I m torn between buying in Big Banyan tree surroundings and Anekal-Jigani area(since my budget is very very less). Sites around KG layout are in 700-900 range and looks good for investment.

I agree with you on BDA development front. Anjanapura, BSK 6th stage are orphaned midway by BDA. Wonder why do they want to take up new layout development when existing layouts are neglected.

Hi BloreBoy,
It is better to buy near KG layout as the BDA has learned a lesson after unsuccessfull execution of previous layouts such as providing the basic amenities in anjanapura, bsk 6th stage. Hence this will not be like the old BDA layouts which have been developed a decade. This will be model layout which will have Villas, apartments, plots, and IT park. with all amenities and kind of a township(Mentioned by BDA). Also there is a Mini vidhan souda coming up in this layout (sulekere forest land).

The land for IT park is sanctioned in KG layout which will be PPP basis...

Any idea where its marked for IT Park inside Kempegowda Layout. Like where exactly this IT Park will come up inside Kempegowda layout ??

Prices of Kempe Gowda Layout sites hit the roof

BANGALORE: The dream of owning a Bangalore Development Authority (BDA) site may remain a mirage for many. Reason: the BDA has increased prices by 200-600% in the proposed Nadaprabhu Kempe Gowda Layout.

A 30x40 site in the layout, being developed off Magadi Road, west Bangalore, may cost roughly Rs 23 lakh, up from Rs 7.5 lakh in 2004 in Arkavathy Layout, off Bellary Road: a three-fold increase. And if you are aspiring %for a 50x80 site, you may have to shell out nearly Rs 1 crore, up from Rs 15 lakh - nearly seven times more.

BDA commissioner T Sham Bhat says the BDA plans to fix the price between Rs 1,750 and Rs 1,900 per sqft for a 30x40 site, and between Rs 2,200 and Rs 2,400 for a 50x80 site in Kempe Gowda Layout. The increase will be a rude shock for Bangaloreans aspiring for BDA plots. For those who will land these sites are mostly people who have been trying for nearly two decades.

BDA rules specify that seniority is the major criterion while allotting sites. Because the BDA plans to allot only 5,000 sites in the first phase, Bhat says, aspirants who have made at least 5 attempts might be eligible for allotment.

Half of the 5,000 sites will be allotted under the general category; the remaining will be given to SC/STs, ex-servicemen, senior citizens and other categories.

The BDA plans to invite applications in March for Kempe Gowda Layout, its first allotments in 10 years.

BDA rates are less than the market price in the area, BDA officials say.

A 30x40 site off Magadi Road, in areas close to Kempe Gowda Layout, is priced between Rs 3,000 and Rs 4,000 a sqft. "Our sites will be far cheaper. The salaried class will not find sites for less than Rs 30 lakh in these areas," a BDA official told TOI.

In areas off Magadi Road, a 2 BHK flat over 1,200 sqft costs Rs 30-35 lakh, while a 3 BHK one over 1,800 sqft costs Rs 40-45 lakh.

In none of these proposed areas, Government Guidance value may not be more than Rs. 1,200/sq.ft. But BDA prices are costlier than the
Govt Rates(Rs. 1,750 to Rs. 2,400/sq.ft), in some cases almost 200% more. Nice idea initiated by BDA :shock: .

People who applied for Arkavathy in 2003, still they have not yet got their plot in their hand. Many allottees in Sir M. V Layout lost their allotted
site after many years due to Denotification Scan. Mysore MUDA R.T Nagar Applicants money & Its interest from nearly 3 years is enjoyed by
MUDA authorities. We need to see how the middle class population will respond to this steep hike.

Hello,

When is the next BDA auction for 2014. I amm planning to try in next BDA auctions. But, not sure of how to get the information regarding the date and other details.

auctioning is a regular even happening many times in a year.
right now also one round of auction is in action for Chandra layout, nagarabhavi, BSK 5th stage...etc.
Last date is 24th Feb 2014(tomorrow Monday 4:00 P.M).

What is the per sft value near kaadubeesanahalli for a B khatha site. specifically in kaverappa layout. Please let me know if anyone has any idea on this?

Yet again another March has come. Same Goli by CM. By march end they will call for applications. They told Dasar 2013; March 2014; Now again March 2015.
