You may want to re-ckeck on the calculations. The tanker guys don't charge minimum 1200-1500 per day, but it is based on the load - 4000 ltrs, 6000 ltrs etc. Not sure which area you are referring to where the minimum rate is 1200 (I'm aware that some areas do have this rate), but on an average, a 6000 ltrs tanker load costs between Rs. 450 to 800. Also, you don't need a load of tanker everyday during the period of your construction. From personal experience, I have another 3 months to go before my construction gets completed, but I haven't spent more than rupess 9000 till now on tanker water.

Also, you cannot use corporation water for construction. It can be used for consumption only after you start living in the house. So unless borewell fills the need, there is no alternative but to use tanker water for construction.

HC Stayed the Tenders awarded by BDA recently for making the basic Infra to the proposed Kempegowda layout, based on the PIL, as the petitioner has found so many violations in the tender process.

Already 3 quarters in this year(2013) over and moving to the last one & already 14 months
passed, since this thread started. Neither BDA is announcing nor Harish is updating about the announcement.

Even the new Vote-Bank Friendly(Anti-Middle Class) CM's 5 months in power over.

BDA bonanza offers 15,000 sites at just Rs 1,500 per sq ft.

For the first time in almost 10 years, Bangalore Development Authority will call for open applications; preference may be given to those who have made previous attempts

For a large number of Bangaloreans, the dream of owning a Bangalore Development Authority (BDA) site is a long-nurtured one. BDA sites are much sought-after since they come with clear titles and without the hassle of dealing with brokers. Moreover, the cost of buying a BDA site is relatively — certainly in comparison to market rates — cheap. It is the case with the Nadaprabhu Kempe Gowda Layout.

A 30x40 site in the BDA's Nadaprabhu Kempe Gowda Layout, situated between Magadi Road and Mysore Road, is likely to cost a maximum Rs 18 lakh as the BDA is planning to fix a rate between Rs 1,400 and Rs 1,500 per sq ft for plots in the layout. "We have zeroed in on the price range and will make a formal announcement shortly," a BDA official said.

The BDA had earmarked 4,000 acres of land for the formation of the layout and has already taken possession of 2,000 acres of land. It is this land which the BDA is planning to allot. According to a plan of the project, these 4,000 acres will include between 15,000 to 20,000 residential sites of different dimensions apart from playgrounds, roads and other civic amenities.

"A final call on the price will be taken soon, but it is likely to be between Rs 1,400 and Rs 1,500 per sq ft," the BDA official said. "We will call for open applications from residents. This is the first time in almost 10 years that we are calling for open applications. Obviously, residents who do not own a house in the city will be interested. However, preference may be given to residents who had made attempts to buy a site earlier. BDA has already returned deposits of those who failed to get sites previously. They will be considered while allocating sites."

An official added that around 500 acres of land would be reserved for "vertical development". "Apart from allotting sites to the public, we have to allot 40 per cent of the sites to farmers whose lands have been acquired for formation of the layout," the official added.

Many hurdles

The project has been mired in inevitable delays. BDA had notified 4,000 acres of land for the formation of layout way back in 2006, but has managed to gain possession of only about 2,000 acres. The development authority is facing several hurdles in acquiring the rest of the land.

"Many farmers had received Inam land from the government several years ago," an official said. "But some hold more land than the government had granted. However, they have legal documents like RTC for the excess land and are demanding that the BDA compensate them for that land as well. Based on our assessment, farmers own about 200 acres in excess of the 600 acres given by the government. To acquire these 200 acres, we need at least Rs 160 crore. This has to be approved by the Cabinet. Only after the state government decides on the matter we can go ahead with the acquisition."

Areas in the layout

BDA had notified land in 12 villages for the formation of the layout. The villages are Bheemanakuppe, Ramasagara, Sulikere, Kenchanapura, Ramasandra, Kommaghatta, Krishnasagara and Challaghatta in Kengeri Hobli, and Sheegehalli, Kannahalli, Kodigehalli and Manganahalli in Yeshwanthpura Hobli.

All the area attached to this area Magadi BMRDA juridiction is KG layout.

Hi Harishrests,

A quick clarification.

Could you indicate which color falls under BDA? Does yellow patches near ISRO come under KG layout?

Its still premature to conclude anything by looking at the Map. This proposed layout In general comes between Magadi Road and Mysore Road adjacent to
SMV Layout and SLN City. Already ISRO is objecting formation of residential areas nearby its Master Control Facility at Byalalu, as this is a restricted Facility and should not be easily accessible to general public due to security issues. Its also ISRO's dream facility for all their future space programs. Formation of residential areas, commercial and high rise buildings in & around this centre will affect its purpose, compromises Security & technical functionality and also not safe for the human living due to Radiation effect from their transmission systems. Political Interest & BDA objective will take low priority, if ISRO takes Legal Route, as this centre was established around 40KMS outside the city decades back considering various criteria's.

Also if we look at the credibility of BDA in the last 12 years, its in deep worst level, not trustworthy. Most of the Time BDA commissioner is running between Courts to attend cases against BDA and getting slapped in each and every case. So better wait and watch.

The RED marking line on the right side between Magadi Road and Mysore Road adjacent to SMV Layout and SLN City is KG layout, as rightly said by msn1270, it is highly unlikely that any major residential, commercial and high rise buildings in & around near ISRO centre will come up.
