30 40 vs 30 50 dilemma

Hi Guys,
I have two options to select from. The plan is to build a 3 or 4 bhk independent house for self use.
A. 30 40 site
Advantages:
1. Costs less. (Both on a per sq ft basis and on total cost basis)
2. Empty site.
3. 40 feet road
Disadvantages
1. South facing
2. Can accommodate only 1 car parking
3. Need to build g+2
4. Not very familiar with the location.

B. 30 50 old house.
Advantages:
1. West facing
2. 2 car parking
3. Can be done in g+1
4. Familiar with the location.
Disadvantages:
1. Costs more
2. 30 feet road
3. Need to demolish the house

Can someone throw some light?. Also, two specific queries. 1. I dont believe in Vastu. But I heard south facing sites are the least preferred. So tomorrow, If I were to sell, would it be difficult?. 2. What is the official usable are in 30 40 and 30 50?

on 40 ft road, you can park your other car on road or in front of your house
B
on 30 ft road, you need to make sure that basement can accommodate the 2 cars
Costs more and cost of demolishing is added to overall cost

Go for 30'x50' you can add everything else later but not the land.

After leaving out all the mandatory offsets and also keeping height limit as per FSI that extra 300 sq feet will make a lot of difference.
