how to secure a plot after purchase

Can you share your experiences of investing in a plot in 'yet to be developed area' far away from developed premises. Appreciate if you can please share your experiences about 1) how do we secure the plot from encroachers if we can't visit the plot very often or not living very closely, 2) challenges while reselling later 3) Any other problems

1. Check for DC conversion and other approvals/NOCs like BDA, BBMP, Biaapa, etc. Go for a reputed builder or housing society with large number of plots in a gated community, so that in worst scenario, there's a group that's affected, rather than an individual. Also safe to go for a bank loan so that legal verification is done by default. Even otherwise, better to take a legal opinion on shortlisted properties (each property verification hardly costs 500Rs at the most)
2. Google Earth and Dishaank app satellite views give few months old data, so that you can be sure that atleast few months back, your plot was not occupied. Better to visit every 6 months.
3. Investing in apartments/houses are more profitable and easily resaleable than investing in plots, for the simple reason that most people prefer readymade solutions. If you are very particular about plots, you need to invest in a strategic location, example - nearby upcoming metro lines, kiadb sez, Devanahalli NH 648, Tumkur road Nelamangala, etc. Nearby airport road - plots price have already hiked a lot.

1. Get a Survey done and secure the Survey Report with your property documents.
2. Note down the marking stones between your plot and adjacent plots.
3. Raise a Compound Wall
4. Get EC atleast yearly once (You can check this online as well these days) and ensure there are no changes.
