Third party Agreement

Hi All,
I am looking out for sites and have come across few practices exercised by brokers and wanted to know if it is safe to buy.
Is it safe to buy a plot based on third party agreement. A person has already made an agreement with the owner of the plot and the broker now intends to sell it. Is it safe to buy such plots from the person who holds a third party agreement. However, they say that the agreement and registration documents would be signed by the actual owner of the site.

Dear Raj

Normally real-estate investors,who purchases property in order to escape from paying registration charges they will entered in to agreement ,after the getting buyers for higher price they will sell the property by executing sale deeds thorough owner itself.

Under these background you can purchase such property if owner having marketable title and you should collect third party agreement from broker or take his signature as consenting witness.
