Projects on Jigani-Anekal-Chandapura belt

Yesterday I have seen a lot of projects in Jigani-Anekal-Chandapura circle belt ranging between 475-1100 depending on the developer and location. Most of them are counting on the proposed STRR road which will come there in few years (as per proposed master plan 2015) and without having much of population and development the rates are quite on higher side (700 & above). Some projects are coming under Anekal Planning Authority (APA) but they are still quoting as BMRDA approved..not sure why...


The projects I have seen are -

1) Ur Castles - 475
2) Terracon Terrenes - 675
3) Castle Wood (Anuradha Developers) - 650
4) Inest Chandrakantha - 900
5) Prasanthi Grand Villa - No availability
6) Prasanthi Central - 725
7) GM Brothers - 975
8) SrrHomes - 1100
9) Vaibhava value & budget housing flats - 1600/-sq ft

I liked Terracon Terrenes (2.5 kms from Jigani circle) and GM Brothers project on Chandapura Anekal main road. Can someone let me know if they are worth buying and are legally ok from all sides?

Hi Abhinav

We talk again on a different thread. Did you check Kristal Morganite also ? The reason I am asking is that I tend to incline towards the builders who have been around for long time compared to the new ones.

From that pov, Kristal has been around for long. Not sure about Terracon or GM brothers.

BTW - Do you mean MG Brothers ? Because I have not heard of GM Brothers

Thx bro...I wasnt able to check the projects Kristal Morganite and Focus reality PSR Icon Valley becoz they were on a somewhat different route...there is a road cut down in a different direction from Anekal-Jigani...From Jigani circle to this cut it took me 4 hours to research and it was almost 5:30 pm so i thot to leave it...by seeing other projects I got the idea of market rate in that area....however I spoke with Kristal Morganite person and he quoted 750 for east facing and 650 for west facing...

Yes it is MG Brothers not GM brothers...my mistake...thx for correcting buddy...
I am planning to visit this area once more this weekend but this time will start from Chandapura circle rather than Jigani side.... lot of projects are still untouched here...wud u like to join me?

Buying around STRR area is good idea for good returns over 10 years like 10x. Max one can expect in city is 2X

Also with the KHB township coming up in Suryanagar, this area is likely to see a lot of investments by govt in form of buses.
Also TN Govt is setting up an equivalent of Electronics city in Hosur

Excellent info..Did you finalize a site yet RKirana? I am very much interested in RK Township now. Seems to be a nice option. Quoting at 1350/- slightly negotiable.
Any views on the reputation of Royal Realtors and this layout? They say its not a gated community.

did u manage to visit Rk township ? what are your thoughts about this? also upkar meadows seems to be close to this and they are quoting 1000-1100 ....
any opinion about them?

I was about to go today but cudnt manage so planning to visit RK Township this weekend. However I visited Upkar Meadows few months back and that time they were quoting 900 somewhat negotiable till 875 only. Have they increased the rates to 1000-1100 now? Did u talk to them recently? Any idea about market image of Royal Retreat and Upkar developers? Pls share ur views.
